
A Walkable Downtown - Lower Broadway Improvements

We believe this underutilized lot can become a real community asset, supporting diverse programming and use: a comfortable place to pause and have a cup of coffee or eat lunch, a place to host weekly or annual events in the warmer months, and through a community-based design process, a place which can reflect the values of this community with new architecture, landscape, and public art elements that reinforce and highlight the changing identity of downtown Norwich.
The lot itself, which is approximately .15 acres, is just adjacent to one of Norwich’s key intersections, giving it a central location as well as high levels of visibility.
The complex topography in the lot, which appears to change in elevation approximately 25’ from Broadway to the back of the site, may provide an opportunity to create a unique multi-level space that conceptually connects it with Norwich’s dramatic topography.
Three buildings define the edges of the space—there is potential new community use. The building to the north (The Fairhaven) is unfortunately not in good condition and some discussion of that building’s stabilization may be necessary with public authorities.
